Inspect First, Then List Your San Mateo Home

Inspect your san mateo home
In today’s “Buyer’s Market” sellers must ask how they can make the decision easier for the buyer and differentiate themselves from the competing homes on the market. One of the best ways is to do a presale inspection and provide the report to prospective home buyers.

In fact, a presale inspection can benefit both the buyer and seller. By discovering negative conditions early in the marketing process, the seller can decide how to handle things before they have contract pressures and it also reduces the risk of a lawsuit for non-disclosure. Simply put, a presale inspection allows you to better know what your home is worth.

From a buyer’s vantage point, no one likes surprises – especially financial ones. Buyers who review an inspection report, before writing an offer, have a better understanding of the condition of the property, will be more comfortable from the outset of the process and are less likely to experience buyer’s remorse and back out of the deal.

A typical general home inspection can cost between $300 and $600, based upon the home’s square footage. The inspector will evaluate your home’s structure, roof, plumbing, heating, electrical, air conditioning systems and other components. The inspector notes his/her findings in a written report, usually with pictures. To find out more about presale inspection, visit: American Society of Home Inspectors or the California Real Estate Inspection Association.

So our recommendation is “inspect first, and then list your home for sale.” If you need help you find a reputable home inspector, just shoot us an email or give us a call.
