Real Estate Questions and AnswersQ: I’ve read your blog and some of the eBooks, and you refer to “exercising due diligence” a lot. Can you tell me what this means?

A: Exercising due diligence really just refers to being an informed home buyer. Buying a home is a complex process and your success and satisfaction is a direct result in your understanding of exactly what you are buying. Almost everything from quality of the neighborhood and schools to the size and characteristics of the lot to the physical condition of the home itself will have an impact of how well you enjoy living there and how much you can sell it for when the time comes.

There are literally hundreds of factors to consider when buying a home. Some of these are obvious such as size and appearance, others are less so such as soil conditions and structural issues. In order to protect yourself, you need to go beyond simply reading the reports; you need to have a solid understanding of the content as well.

We emphasize to our clients to stop, look, listen and look again when it comes to any matter affecting the value or desirability of the property.
