Expired or Cancelled Listings. All similar homes that were listed for sale and did not sell. Listings that expired or were cancelled are indicative of what buyers were not willing to pay for a particular home in this market at that time.

The obvious benefit of comparative data is that it helps you to determine a market-appropriate listing price. In every transaction, there is a willing buyer and a willing seller. All homes sell for market value. Just remember – the value of your home is the amount a Buyer is willing to pay for it at a given time, not what you want or need or put into the property.
