Google is Changing the Way Buyers Look for San Mateo Homes

The internet in general and Google more particularly has brought about a new twist on searching for homes.  It use to be that prospective home buyers would use simple phrases like “San Mateo homes for sale” or something more specific like “Baywood homes for sale.”  They, of course, receive results showing all homes currently for sale and often homes recently sold as well, and they would have to cull through the data to find homes that conformed to their price constraints.  And, to make matters more annoying, hitting the print button before discarding the unsuitable homes just wastes paper, ink and time…and you still have to weed out the undesirable homes.

San Mateo Home Buyers are Getting More Specific

Recently, we’ve seen a very clear trend toward more focused searches based upon price range and location, such as, “San Mateo homes $500,000-$600,000” or “Sunnybrae homes $600,000-$729,000.”  What a novel idea… let the search engine to the sorting.  Range pricing searches allow us a better understanding of the value pyramid in a neighborhood and more efficiently organizes one’s choices in terms of affordability.

How Should a Seller Price their Home?

All this raises the question of how homes are priced.  The old method of pricing homes, such as, $599,888 actually works against the seller now.  The computer savvy home buyer generally searches in round numbers, such as; “San Mateo homes for sale $600,000-$700,000”.  That buyer would not see the owner’s home priced at $599,888. And, consider the opposite effect when the home owner prices his or her home at $605,000.  Buyers searching for homes priced from $500,000 – $600,000 never learn about the home priced at $605,000 because the search engine has already culled the property from the search results.

What Else Can You Do to Make Your San Mateo Home Stand Out?

Google has made the process of marketing a home and finding a home for sale much more efficient, and there are tricks of the trade that can work for you.  For a home owner it’s extremely important to have at least 8 photographs (the maximum number allowed) on the MLS Listing.  Studies have shown that homes with 8 photographs or more sell faster and for more money.  Similar studies and focus groups of prospective home buyers indicate that listed homes with few, poor or no photographs are discarded and not previewed just because of the lack of photography.

What Can I Expect to Buy in San Mateo Between $600,000-$700,000?

You’re Looking at Three San Mateo Neighborhoods

Currently in the City of San Mateo there are 18 single family homes for sale priced between $600,000 and $700,000; 12 homes are located east of El Camino Real and west of Highway 101.  The majority can be found in 3 neighborhoods:  Sunnybrae, Fiesta Gardens and San Mateo Village.  All three of these San Mateo neighborhoods offer similar convenience to shopping and transportation, yet they have their distinctions.

San Mateo Neighborhood #1: Sunnybrae

Sunnybrae’s  population is about 3,100 people living in roughly a ½ mile square. The recently remodeled Sunnybrae Elementary School scored over 800 on API statewide, standardized testing program, and is ranked a 5 on Greatschools.net with a Parent Rating of 4 out of a possible 5.

What Kind of Neighborhood is Sunnybrae?

Almost 60% of the existing housing inventory in San Mateo’s Sunnybrae neighborhood was constructed from 1940 to 1959 with virtually no new construction since 1980. Visually Sunnybrae is an older neighborhood with mature foliage and quiet streets.  Sunnybrae homes located nearer Highway 101 experience highway traffic noise to varying degrees.

What Types of Homes are in Sunnybrae?

Typical lots are 4,500 square feet to 5,500 square feet with an upper limit of value approximately $700,000 within the Sunnybrae neighborhood.  Most homes are of the 2 and 3 bedroom variety between 1,000sf and 1,300sf with 1 car garages and a handful of 4 bedroom, 1,500sf plus homes with 2 car garages.

San Mateo Neighborhood #2: Fiesta Gardens

Fiesta Gardens’  - a unique pocket neighborhood, out of the cross town traffic pattern – most noteworthy features are its International School, a two-way Spanish/English language dual immersion public elementary magnet school, and it’s active and proud neighborhood association.  Rated a 4 by GreatSchools.net, the International School gets a 5 of 5 Parent Rating.

What Type of Neighborhood is Fiesta Gardens?

Visually Fiesta Gardens landscaping is not as mature as Sunnybrae with fewer trees and wider streets, but with better recreational facilities – park and ball fields.  Neat, clean and well maintained, Fiesta Gardens is clearly a family oriented neighborhood.

What Type of Homes Can I Expect in Fiesta Gardens?

Only 3 homes for sale are located in Fiesta Gardens of a total of 83 single family homes currently for sale in the City of San Mateo.  All are priced in the $600k-$700K range.  Lot and building sizes are comparable with  Sunnybrae, however there a smaller number of homes in Fiesta Gardens and they are generally newer and more updated than Sunnybrae.

San Mateo Neighborhood #3: San Mateo Village

San Mateo Village is one of San Mateo’s many neighborhoods built in the 1950s. In the past 10-15 years, many young families have moved into San Mateo Village and begun the process of renovating and remodeling their homes and have made San Mateo Village one of San Mateo’s more desirable neighborhoods to live.

What Type of Homes Can I Expect in San Mateo Village?

You can expect to find a 3 bedroom, 1 bath home of about 1,200 sq ft and a 5,000 sq ft lot. Some will have an additional bathroom that was added after its original construction.

How to Improve Your Chances of Success when Buying Bank Owned Homes in San Mateo County

To improve your chances of success when buying bank owned homes in San Mateo County, pay attention to these four buying blunders.

#1: Not understanding today’s new financing realities.

Financing is the key. Understanding how loans work today – it’s a different world – including where the money is coming from, the differences between FHA, FHA 203k, VA, Conventional, Warehouse lines, Direct Lenders, Mortgage Brokers, Mortgage Bankers, Multi-Platform Lenders, etc., none of this is common knowledge, yet is the key to deal making.

Find a Mortgage Advisor with Access to Several Loan Programs from Different Lenders

Knowing whether the loan conditions are common conditions or uncommon conditions can be a vital benefit to my clients. Sensing if a desperate loan broker is trying to force feed a deal in hopes of getting a commission can make the difference between success and dismal failure. In today’s market, you need to find a reputable mortgage advisor you trust who has access to several loan programs from different lenders.

What Does Our Lender Do?

Our lender, Chris Williamson with Mortgage California, is a multi-platform lender which means he is a direct lender (his company loans their own money), a mortgage broker (he can broker out to other lending institutions who may have better programs for his clients) and a mortgage banker (he has much more control of pricing and timing). Chris does the shopping for our clients to determine which program will best fit their buying needs. His experience cannot be underestimated.

#2: Working with an inexperienced, uninformed real estate agent.

Loans are very difficult, business relationships mean everything now when there are multiple offers on San Mateo County bank owned homes and “highest and best” is an asset manager’s mantra. Buyers more than ever need a Realtor® that knows what to do when everything starts falling apart and even better knowing when to go ask for help when an escrow looks like it is dead.

#3: Ignoring serious property defects.

San Mateo County bank owned homes are in generally poor condition, and consequently much, much more difficult to finance. The prior owners could not afford to make payments and being short of money, regular maintenance and upkeep was often neglected. Knowing they would lose their home, prior owners had no incentive to care for it. Most bank owned homes are laden with deferred maintenance issues and latent defects, since there is no detailed list of items in need of repair. In some cases the prior owners are angry when they leave and they take appliances, light fixtures, carpeting, toilets, sinks…I even saw one home where the air conditioning and heating system was removed.

We Help Our Clients Think Through the Purchase Decision

While I am not qualified to make evaluations and recommend corrections on these kinds of issues, I do help my buyer clients think through – in a business like fashion – the purchase decision. After all, it’s their money, their deal and their satisfaction that is at stake. If the deal doesn’t make sense – both emotionally and financially – just walk away and look for another home.

It’s Not Just About Price

The deal is not just about the purchase price, it’s about the other carrying costs – interest on monies borrowed, fix-up costs, legal bills, and selling expenses – as well. A lot of money can be wasted without a well conceived plan and a strong support team.

#4: Embracing the hype.

I call it eBay Madness. The most successful auctions – and that’s what a multiple offer situation is, a silent auction – occur when the bidders got caught up in hysteria with a “win at all costs attitude”. Relax, slow down, step away, and be prepared to walk away. There will be another, better house down the road at a better price. One strategy of banks who own homes in San Mateo and Santa Clara County is to under price the home to create a bidding war. They know that inventory is thin and there is an unresolved, pent-up demand of buyers who work here and want to live near their jobs and community services. There can be only one winner. You have to decide whether you want a good deal or just win.

In Today’s Market, You Need an Experienced Realtor

A few years ago when homes were selling as fast as a flash flood washes through a desert creek bed, many agents were able to stay in business because lending was easy, deferred maintenance issues did not cause much concern and almost every deal closed escrow. Today is very different; an agent needs experience and knowledge in many areas and an agent needs to be a diligent practitioner and continuously work to hone his/her skills. Please ask yourself who is in your corner and who is putting your interests first.

San Mateo’s Central Park

Central Park in San Mateo has something for everyone. Picnic grounds, playground, train, baseball/softball field, Japanese Tea Garden, Arboretum Society and tennis courts are just some of the amenities you’ll find.

Where is Central Park?

Central Park is bordered by 5th Ave and 9th Ave and Laurel Ave and El Camino Real in San Mateo, CA.

Central Park has several playgrounds with all sorts of equipment. Slides, monkey bars, play structures and plenty of space for the kids to run around. There are also plenty of benches and open space for parents and, of course, dogs.

On the weekends, kids can ride a train for $1.50 per ride and get a snow cone. Obviously during the week the park is much less busy than on weekends, but there is still enough to do for everyone to stay pretty spread out.

Parties and Picnics?

There are several picnic tables and BBQ pits at the San Mateo Rotary Picnic Grove located just inside the gates on the El Camino Real and 9th Ave side. On the weekends these tables do fill up fast so get there early to make sure you get a table.

San Mateo Japanese Tea Garden

A unique addition to San Mateo’s Central Park is the Japanese Tea Garden, which is open from 10am – 4pm on weekdays and 11am – 4pm on weekends. There are beautiful plants, and most importantly for kids, large fish in the pond that they like to watch.

Tennis Courts

Public tennis courts are located on the 5th Ave side of the Park.

Baseball/Softball Field

A full baseball/softball field is located on the 5th Ave side of the park. Adult night softball leagues and kids’ little league teams play in this park, which has grandstands for people to watch.

Getting Hungry?

If you get hungry while you’re at the park, you can head over to the snack bar, which is right outside the baseball field. You can also go right across the street to Downtown San Mateo where you’ll find restaurants, coffee and sandwich shops.

The majority of San Mateo homes priced between $700,000 and $800,000 will be in three San Mateo neighborhoods: Westwood Knolls, and Beresford Manor.

San Mateo Neighborhood #1: Westwood Knolls

Located just north of Belmont and west of El Camino, Westwood Knolls is one of San Mateo’s few neighborhoods with hills.

What Types of Homes are in Westwood Knolls?

The flatter lots closer to El Camino have classic ranchers. As you go up the hill, most are two story, larger homes with steep lots. The majority of Westwood Knolls homes are around 1500 sqft with 3 bedrooms and 1 bath, though some have an extra bath or half bath.

San Mateo’s Hillsdale neighborhood (aka The Lanes) is the area near Hillsdale Mall. The nickname, The Lanes, comes from the many cul-de-sacs and lanes that end in parks we find in this neighborhood.

Most homes were originally 3 bedroom, 2 baths with 2 car garages. Many of the older homes have been remodeled, upgraded and expanded.

Brittan Heights condos are located at the top of Brittan Ave in the San Carlos hills. It is quite a large complex, with 433 units, covering several blocks on a few different streets. Most of the units are apartment style, one level condominiums, but there are a few two story townhouses mixed in.

What About Brittan Heights’ HOA?

Brittan Height’s Homeowners Association is a professionally managed association by a local company in San Jose, which is a huge plus for a complex of this size. From what our past clients who’ve moved to Brittan Heights have told us, the HOA keeps the homeowners up to date on current issues with an informative newsletter.

How Much are the HOA Dues and What Do They Include?

The HOA dues are currently around $460 per month and include common area electricity and gas, exterior painting, garbage, hot water, landscaping, pools, spas, tennis courts, professional management, reserve fund, roof and water. Double check with the association to confirm all of these items are included and to find out if they are planning any rate increases.

What are the Inside of the Condos Like?

Several of the condos I’ve seen have been updated with much newer fixtures than you’d find on a similarly priced San Carlos single family home, or San Carlos condo for that matter. They are generally very spacious condos, with almost 1,100 sq feet for a 2 bedroom, 2 bath unit.

What Types of Amenities Does the Brittan Heights Complex Have?

Brittan Heights has several pools, tennis courts, playgrounds and is situated in a great area for hiking. Our most recent client that moved into Brittan Heights last year, was lucky enough to get a bottom floor, end-unit that faced the canyon so they only shared one wall with their neighbors and have a nice view of the canyon. A lot of the units are well situated and private as well.

Though the complex is a bit out of the way, what you trade in convenience you gain in privacy, less noise and amenities. Plus, if you like to exercise and don’t always want to go down to the gym, the San Carlos hills will give you all the workout you can handle.

Flood Insurance Required for Homes in FEMA Flood Zones

When a home is in a FEMA designated “Flood Zone” home owners who have a mortgage loan are required to purchase flood insurance, which can be pretty expensive. But, if you can’t afford to pay cash for the house, it is the only way the lender will finance the property.

Several San Mateo Homes are in Designated Flood Zones

A lot of people don’t realize that many parts of the City of San Mateo are designated flood areas and require flood insurance. However, that may change soon!

Construction of New San Mateo Levees Over the Next Year

Back in July of 2009, 75% of San Mateo voters passed a $78/year fee assessed over 20 years to San Mateo homeowners to pay for the construction of new levees. The new levees will take San Mateo homes out of a designated flood zone. The construction is supposed to start in the Spring of 2010 and take about one year to complete.

FEMA Will Publish New Flood Map in 2010

FEMA is scheduled to publish a new flood map in 2010.

Will the Levees Be Constructed in Time?

Unfortunately the San Mateo levees won’t make the deadline to be considered for FEMA’s 2010 map as they are currently scheduled to be completed by the middle of 2011. However, when the levees are complete, it should eliminate the need for San Mateo homes to have flood insurance, which will be a huge savings for homeowners.

• Front Door – a new front door instantly enhances your home’s appearance; it invites buyers in.
  
• Window treatments – whether its elegant draperies or easy valances attractive window treatments offer accents that soften the rough edges around window openings.
  
• Upgrade inefficient windows – trade in old, energy squandering windows and eliminate drafty rooms with high performance, easy to clean windows
  
• Replace damaged siding – Ugly, weather beaten siding is a sign of neglect that pushes away home buyers and attracts low ball bits
  
• Paint interior – buyers appreciate your home more when its shiny and bright
  
• Add architectural embellishments – wide trim and moldings, new door knobs and hinges
  
• Refurbish cabinets and counter tops – kitchen and baths are especially important in the eyes of a buyer
  
• Replace antiquated appliances – make it easy for a buyer to want your home
  
• Replace worn carpets – if you can’t afford to, get carpets cleaned professionally
  
• Refinish hardwood floors – sparkling hardwood is one of today’s most desirable features
  

Most Importantly…Clean!

Finally, clean, Clean, CLEAN.  Apply the “white glove rule.”  Do you see any grim or dirt when you rub a white glove over the surface. Your home needs to show like a brand new model home.

January 2010 Meeting Minutes

Lt Daly from the Belmont Police Department joined our meeting and gave an update on the Al Korn murder case. Tyer Hutchinson is now in San Mateo County Jail and is expected to be arraigned on Thursday Jan 21st.

Hallmark Traffic Study Update

Lt Daly also updated us on the traffic study that was done on Hallmark Drive and Benson Way after a resident of Hallmark Drive complained of speeding and safety in the area especially at school drop off and pick up times. He advised us that the administration at Fox School has also expressed concerns. The study will be reviewed by the Belmont Parking & Traffic Safety Committee and Lt. Daly suggested there be representatives of the BHCIA and Fox School present. Lt Daly will advise us of the date, which should be in approx 3 weeks.

Hallmark Will Get More Daffodils and Plants

Our beautification committee has worked with the City of Belmont in getting an area on Lassen replanted. And soon the planting of hundreds more daffodils in various locations throughout the neighborhood will be completed. With all the new flowers scheduled to be planted, Spring will be beautiful in Belmont Heights.

Hallmark’s Emergency Preparedness

A new volunteer will be helping us with the CERT program which will be extremely beneficial in an emergency and/or natural disaster. With cooperation from our neighbors we can have an impact on how well we manage an emergency.

Not a Belmont Heights Civic Improvement Association Member?

Membership drive will be coming soon. Joining the BHCIA is voluntary but well worth the $15.00 annual dues. The Belmont Heights Civic Improvement Association is committed to helping maintain property values and quality of life by beautifying the neighborhood and actively working with the City of Belmont in civic activities that have an impact on our neighborhood. If you aren’t already a member, please consider joining us. We are proud to have one of the most active neighborhood associations in Belmont and surrounding cities.
