<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">Recently, we&#8217;ve seen a very clear trend toward more focused searches based upon price range and location, such as, “San Mateo homes $500,000-$600,000” or “Sunnybrae homes $600,000-$729,000.”  What a novel idea&#8230; let the search engine to the sorting.  Range pricing searches allow us a better understanding of the value pyramid in a neighborhood and more efficiently organizes one’s choices in terms of affordability.
</p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left"><span style="font-family: Georgia, Arial; color: maroon; font-size: large;"><strong>How Should a Seller Price their Home?</strong></span>
</p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">All this raises the question of how homes are priced.  The old method of pricing homes, such as, $599,888 actually works against the seller now.  The computer savvy home buyer generally searches in round numbers, such as; “San Mateo homes for sale $600,000-$700,000”.  That buyer would not see the owner’s home priced at $599,888.  And, consider the opposite effect when the home owner prices his or her home at $605,000.  Buyers searching for homes priced from $500,000 – $600,000 never learn about the home priced at $605,000 because the search engine has already culled the property from the search results.

Visually Sunnybrae is an older neighborhood with mature foliage and quiet streets.  Sunnybrae homes located nearer Highway 101 experience highway traffic noise to varying degrees.</p>

<p style="font-size: 10pt; font-family: 'Book Antiqua';">Typical lots are 4,500 square feet to 5,500 square feet with an upper limit of value approximately $700,000 within the Sunnybrae neighborhood.  Most homes are of the 2 and 3 bedroom variety between 1,000sf and 1,300sf with 1 car garages and a handful of 4 bedroom, 1,500sf plus homes with 2 car garages.</p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';"><span style="font-family: Georgia, Arial; color: maroon; font-size: large;"><strong>San Mateo Neighborhood #2: Fiesta Gardens</strong></span></p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';">Fiesta Gardens’  - a unique pocket neighborhood, out of the cross town traffic pattern &#8211; most noteworthy features are its International School, a two-way Spanish/English language dual immersion public elementary magnet school, and it’s active and proud neighborhood association.  Rated a 4 by GreatSchools.net, the International School gets a 5 of 5 Parent Rating.</p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';"><span style="font-family: Georgia, Arial; color: maroon; font-size: large;"><strong>What Type of Neighborhood is Fiesta Gardens?</strong></span></p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';">Visually Fiesta Gardens landscaping is not as mature as Sunnybrae with fewer trees and wider streets, but with better recreational facilities – park and ball fields.  Neat, clean and well maintained, Fiesta Gardens is clearly a family oriented neighborhood.</p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';"><span style="font-family: Georgia, Arial; color: maroon; font-size: large;"><strong>What Type of Homes Can I Expect in Fiesta Gardens?</strong></span></p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';">Only 3 homes for sale are located in Fiesta Gardens of a total of 83 single family homes currently for sale in the City of San Mateo.  All are priced in the $600k-$700K range.  Lot and building sizes are comparable with  Sunnybrae, however there a smaller number of homes in Fiesta Gardens and they are generally newer and more updated than Sunnybrae.</p>

In the past 10-15 years, many young families have moved into San Mateo Village and begun the process of renovating and remodeling their homes and have made San Mateo Village one of San Mateo&#8217;s more desirable neighborhoods to live.

Sensing if a desperate loan broker is trying to force feed a deal in hopes of getting a commission can make the difference between success and dismal failure.   In today’s market, you need to find a reputable mortgage advisor you trust who has access to several loan programs from different lenders.</p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left"><em>What Does Our Lender Do?</em></p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">Our lender, <a href="http://sanmateomortgageblog.com/contact-chris/">Chris Williamson with Mortgage California</a>, is a multi-platform lender which means he is a direct lender (his company loans their own money), a mortgage broker (he can broker out to other lending institutions who may have better programs for his clients) and a mortgage banker (he has much more control of pricing and timing). After all, it’s their money, their deal and their satisfaction that is at stake.  If the deal doesn’t make sense – both emotionally and financially &#8211; just walk away and look for another home.</p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left"><em>It’s Not Just About Price</em></p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">The deal is not just about the purchase price, it’s about the other carrying costs – interest on monies borrowed, fix-up costs, legal bills, and selling expenses &#8211; as well.  A lot of money can be wasted without a well conceived plan and a strong support team.</p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left"><span style="font-family: Georgia, Arial; color: maroon; font-size: large;"><strong>#4:  Embracing the hype.</strong></span></p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">I call it eBay Madness. The most successful auctions – and that’s what a multiple offer situation is, a silent auction – occur when the bidders got caught up in hysteria with a “win at all costs attitude”.   Relax, slow down, step away, and be prepared to walk away.  There will be another, better house down the road at a better price.  One strategy of banks who own homes in San Mateo and Santa Clara County is to under price the home to create a bidding war. They know that inventory is thin and there is an unresolved, pent-up demand of buyers who work here and want to live near their jobs and community services.   There can be only one winner.  You have to decide whether you want a good deal or just win.</p>

Today is very different; an agent needs experience and knowledge in many areas and an agent needs to be a diligent practitioner and continuously work to hone his/her skills.  Please ask yourself who is in your corner and who is putting your interests first.</p>

Slides, monkey bars, play structures and plenty of space for the kids to run around.  There are also plenty of benches and open space for parents and, of course, dogs.  </p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">On the weekends, kids can ride a train for $1.50 per ride and get a snow cone.  Obviously during the week the park is much less busy than on weekends, but there is still enough to do for everyone to stay pretty spread out.

<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left"><span style="font-family: Georgia, Arial; color: maroon; font-size: large;"><strong>Parties and Picnics?</strong></span>
</p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">There are several picnic tables and BBQ pits at the San Mateo Rotary Picnic Grove located just inside the gates on the El Camino Real and 9th Ave side.  On the weekends these tables do fill up fast so get there early to make sure you get a table.

<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left"><span style="font-family: Georgia, Arial; color: maroon; font-size: large;"><strong>San Mateo Japanese Tea Garden</strong></span>
</p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">A unique addition to San Mateo&#8217;s Central Park is the Japanese Tea Garden, which is open from 10am – 4pm on weekdays and 11am – 4pm on weekends.  There are beautiful plants, and most importantly for kids, large fish in the pond that they like to watch.

From what our past clients who&#8217;ve moved to Brittan Heights have told us, the HOA keeps the homeowners up to date on current issues with an informative newsletter.

<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">The HOA dues are currently around $460 per month and include common area electricity and gas, exterior painting, garbage, hot water, landscaping, pools, spas, tennis courts, professional management, reserve fund, roof and water.  Double check with the association to confirm all of these items are included and to find out if they are planning any rate increases.

<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">Several of the condos I&#8217;ve seen have been updated with much newer fixtures than you&#8217;d find on a similarly priced San Carlos single family home, or San Carlos condo for that matter.  They are generally very spacious condos, with almost 1,100 sq feet for a 2 bedroom, 2 bath unit.

Our most recent client that moved into Brittan Heights last year, was lucky enough to get a bottom floor, end-unit that faced the canyon so they only shared one wall with their neighbors and have a nice view of the canyon.  A lot of the units are well situated and private as well.

<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">Though the complex is a bit out of the way, what you trade in convenience you gain in privacy, less noise and amenities. <p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">Back in July of 2009, 75% of San Mateo voters passed a $78/year fee assessed over 20 years to San Mateo homeowners  to pay for the construction of new levees.  The new levees will take San Mateo homes out of a designated flood zone.  The construction is supposed to start in the Spring of 2010 and take about one year to complete.

<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left"><span style="font-family: Georgia, Arial; color: maroon; font-size: large;"><strong>FEMA Will Publish New Flood Map in 2010</strong></span>
</p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">FEMA is scheduled to publish a new flood map in 2010.
</p>

<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">Unfortunately the San Mateo levees won&#8217;t make the deadline to be considered for FEMA&#8217;s 2010 map as they are currently scheduled to be completed by the middle of 2011.  However, when the levees are complete, it should eliminate the need for San Mateo homes to have flood insurance, which will be a huge savings for homeowners.

<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">Lt Daly from the Belmont Police Department joined our meeting and gave an update on the Al Korn murder case.  Tyer Hutchinson is now in San Mateo County Jail and is expected to be arraigned on Thursday Jan 21st.

</p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">Lt Daly also updated us on the traffic study that was done on Hallmark Drive and Benson Way after a resident of Hallmark Drive complained of speeding and safety in the area especially at school drop off and pick up times.  He advised us that the administration at Fox School has also expressed concerns.  The study will be reviewed by the Belmont Parking &#038; Traffic Safety Committee and Lt. Daly suggested there be representatives of the BHCIA and Fox School present.  Lt Daly will advise us of the date, which should be in approx 3 weeks.

<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left"><span style="font-family: Georgia, Arial; color: maroon; font-size: large;"><strong>Hallmark Will Get More Daffodils and Plants</strong></span>
</p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">Our beautification committee has worked with the City of Belmont in getting an area on Lassen replanted. And soon the planting of hundreds more daffodils in various locations throughout the neighborhood will be completed.  With all the new flowers scheduled to be planted, Spring will be beautiful in Belmont Heights.
</p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left"><span style="font-family: Georgia, Arial; color: maroon; font-size: large;"><strong>Hallmark’s Emergency Preparedness</strong></span>
</p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">A new volunteer will be helping us with the CERT program which will be extremely beneficial in an emergency and/or natural disaster.  With cooperation from our neighbors we can have an impact on how well we manage an emergency.
</p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left"><span style="font-family: Georgia, Arial; color: maroon; font-size: large;"><strong>Not a Belmont Heights Civic Improvement Association Member?</strong></span>
</p>
<p style="font-size: 10pt; font-family: 'Book Antiqua';" align="left">Membership drive will be coming soon.  Joining the BHCIA is voluntary but well worth the $15.00 annual dues.  The Belmont Heights Civic Improvement Association is committed to helping maintain property values and quality of life by beautifying the neighborhood and actively working with the City of Belmont in civic activities that have an impact on our neighborhood.  If you aren’t already a member, please consider joining us.  We are proud to have one of the most active neighborhood associations in Belmont and surrounding cities.
