Almost 60% of the existing housing inventory in San Mateo’s Sunnybrae neighborhood was constructed from 1940 to 1959 with virtually no new construction since 1980. Visually Sunnybrae is an older neighborhood with mature foliage and quiet streets. Sunnybrae homes located nearer Highway 101 experience highway traffic noise to varying degrees.

Sunnybrae is located on the West Side of Highway 101 between 9th Ave to the North, Hadden Drive to the South and S Railroad Ave to the West.

Typical lots are 4,500 square feet to 5,500 square feet with an upper limit of value approximately $700,000 within the Sunnybrae neighborhood. Most homes are of the 2 and 3 bedroom variety between 1,000sf and 1,300sf with 1 car garages and a handful of 4 bedroom, 1,500sf plus homes with 2 car garages.

Sunnybrae has one park located within the neighborhood, Sunnybrae Park. It is located at the corner of Sunnybrae Blvd and Folkstone Ave. There is a fairly large playground for children with picnic tables and a grassy area. Perfect for Sunnybrae residents who want to walk or bike to the park.

How Walkable is Sunnybrae?
Although Sunnybrae is a fairly close to Downtown San Mateo, it still is not considered a walkable neighborhood. However, it is still in close proximity to shopping, restaurants, Trader Joe’s, Kmart and Ross. If you would prefer a more walkable neighborhood, we’d suggest Hayward Park, which is closer to Downtown San Mateo, but still retains a neighborhood feel.
